Pre-launch pricing for projects like United Infrastructures in Chikkathoguru... is it really a deal? I'm eyeing a 2BHK there, builder quoted ₹95L pre-launch, pushing for early booking. They claim rates will jump significantly post-launch, but similar 2BHKs near Bellandur are already ₹98-100L. Matlab, is that 3-5% difference worth the construction risk and longer wait? I've seen initial discounts often get eaten by PLC or floor-rise later. Is early bird always a win in Bengaluru, ya just FOMO?

Totally agree with you, bhai! Pre-launch discounts are almost always a bait. They show you a 'lower' price but then add so many hidden costs – PLC, floor rise, amenities charges, sometimes even parking alag se. By the time you get the final quote, it's often more than a ready-to-move-in property in a similar area. Chikkathoguru se Bellandur ka comparison bhi valid hai, that 3-5% difference is nothing for the mental peace you lose.
