Pre-launch discounts in Delhi are a joke

Visited a few Arya Group sites in South Extension last weekend, looking at 3BHKs. Honestly, I think the whole 'pre-launch discount' thing is a total myth in Delhi. They just hike the open market price later. And negotiation? Forget about it on new projects, especially for a 3BHK in the ₹3Cr range. I'm currently in a 2BHK and trying to upgrade, but it feels like builders just don't budge. My broker says secondary market deals are where real negotiation happens. Is that true, or am I missing something huge here? Change my mind.
