Okay I'll say what no one says — pre-launch discounts for Ghaziabad properties are mostly a myth, especially from builders like Sunlike Estates in Kaushambi. I'm based in Dubai, can't do site inspections. For a ₹60L 2BHK, kitna negotiation margin realistically expect karein? Is pre-launch even worth it? Change my mind.

Totally agree with the OP! Sunlike Estates ka toh naam hi kharab hai Ghaziabad mein. Mere cousin ne Ahinsa Khand 1 mein ek project dekha tha unka 2 saal pehle, bola pre-launch mein itna discount denge ki kya poochho. End mein bas dates extend hoti rahi aur final price market rate se upar hi chala gaya. Pre-launch is a trap for budget-conscious buyers like us. ₹60L 2BHK in Kaushambi sounds okay, but what about hidden charges? Dubai se site inspection karna toh aur bhi mushkil hai, they know you're stuck
