Pre-launch discounts in Ghaziabad are a total scam, prove me wrong.
Did a site visit to RHomes Miraabliss in Siddhartha Vihar last Saturday. Honestly, everyone glorifies pre-launch discounts but I think it's mostly a myth, especially in Ghaziabad. Prices toh badhte hi hain, but the 'discount' usually just brings it closer to the actual launch price anyway, ya fir basic configuration pe hota hai. And construction-linked payment plans? Matlab, builder ki financing, not really ours. Shouldn't we be pushing for a bigger discount on down payment plans instead? Like, if I pay 30-40% upfront for a 3BHK in Vaishali, for say, ₹90L, shouldn't I get a solid 5-7% off? Builders always say no-discount policy but I've seen deals happen. Kya lagta hai? Am I wrong here? Is pre-launch *ever* a real win in Ghaziabad, ya bas FOMO hai? Change my mind.

While I agree with the skepticism, sometimes you *can* find a gem. My cousin got a good deal on a smaller 2BHK in Achchheja a few years ago. But he literally went to 20 different builders, negotiated hard, and ensured the project had all approvals. It's not about the pre-launch tag, it's about the builder's reputation and your negotiation skills. But yes, for a 90L property, 5-7% is a fair ask for upfront payment.

Same here, I visited a project in Siddhartha Vihar too, not Miraabliss but nearby. They showed me a 'pre-launch' price that was barely lower than ready-to-move projects in Indirapuram. It's just a marketing gimmick most of the time. The 5-7% upfront discount idea is brilliant, builders should definitely offer that.
