Is the 'early bird discount' for pre-launch projects in Gurgaon actually a discount, ya? I work in real estate, so I know the builder tricks, but buying for myself is totally different. These big guys, like M3M or Godrej, push pre-launch offers hard, especially on Golf Course Extension. But honestly, it feels like they just want to lock in your money with a construction-linked plan that drains you later. I’m looking at a 3BHK, around ₹3.5 Cr. The brochure promises so much, but then these PLCs and hidden charges start showing up. Super area vs carpet area games are still on, RERA ke baad bhi. It's frustrating. Is this 'early bird' really a saving or just a way for builders to get interest-free capital? What’s one thing you wish you knew before jumping into these pre-launch schemes here?

Risk toh bahut hai. Builder ka track record check karna must hai. Mere ek colleague ka project 2 saal late ho gaya.
