Are pre-launch offers in Mohali actually beneficial for investors, ya fir bas hype hai? I'm currently in a 2BHK near Sector 70, thinking of upgrading to a 3BHK or even a villa near Gopalpur. Everyone glorifies 'early bird' pricing, but honestly, I think it's mostly a marketing gimmick. Builders like VK And Sons Infratech Pvt Ltd will show you a 'discount' but then add PLC, floor rise, and inflate the super area so much that you end up paying similar to open-market rates later. Sometimes you get better spot discounts post-launch. Is the premium for early booking really justified? I already have a home loan, so maximizing ROI is key. I'm looking for real value, not just a flashy brochure price. Disagree? Tell me why.

RERA only mandates carpet area disclosure, not super area. Builders can inflate super area by adding common areas, but they have to specify the calculation in the agreement. Genuine pre-launch deals are rare, usually from smaller, reputed local builders, not big ones with huge marketing budgets. Always ask for the final all-inclusive price before signing anything, including all taxes and charges!

Totally agree yaar! Mohali mein toh bas naam ka pre-launch hota hai. End mein sab same price pe milta hai, ya phir hidden costs itne ki baad mein hi book kar lete toh better hota.
