Okay, I'll be honest — I completely underestimated how tricky pre-launch offers are for investors. I'm currently in a 2BHK in Baner, thinking of upgrading to a 3BHK in Bhosale Nagar or NIBM Road. My budget is around ₹1.2 Cr, already have a home loan, so trying to maximise ROI. Builders like Shree Krishna Associates are pushing pre-launch for their new projects. They claim big discounts. But jab final cost dekho, PLC, floor rise, parking, everything add ho jata hai. Is it really a discount ya bas marketing gimmick hai? Should I wait for RERA registration for clarity or jump on these 'early bird' offers? What's your experience, especially around Wagholi or Pimple Saudagar for appreciation? Any tips on negotiating post-RERA for better value?

Totally agree, bhai! Pre-launch sounds great on paper but in reality, it's a trap. I almost fell for one in Akurdi last year. They show you a low base price, but then add so many hidden charges like PLC, infrastructure charges, and what not. It's frustrating for first-time buyers like us.
Sahi baat hai yaar! Mere saath bhi same hua. Last minute pe parking ka charge itna laga diya ki discount zero ho gaya. It's just a marketing
