Been in real estate for years, but buying my own 3BHK in Sohna is making me question everything. Everyone glorifies pre-launch discounts as some golden ticket. Honestly, it's mostly a trap. Builders like M3M or Godrej will quote you 'early bird' rates for Sohna Road or Sector 65, making it seem like you're saving lakhs. But then add PLC, parking, club membership – suddenly that ₹1.8 Cr 3BHK is pushing ₹2.2 Cr. Plus, you're locking money for 4-5 years, hoping for completion. The 'discount' often just covers future price hikes they'd implement anyway. It's not a real discount, just a way to secure capital early and shift risk. Am I wrong? Change my mind.

Totally agree with the original post! I'm also a first-time buyer looking in Sohna, and the 'pre-launch' offers just confuse me. It feels like they're dangling a carrot, but when you do the math, it's not that great. My budget is tight, and these hidden costs are a nightmare.
