Since January I've been shortlisting flats in Ghaziabad, fed up of my landlord raising rent again. I'm looking at Surya Nagar mostly, maybe an Amaatra Group project. Builder sales teams push pre-launch deals hard, bolte hain best price hai. But is early-bird pricing actually a discount, ya sirf FOMO? I'm trying to figure out the real all-in cost. Builders quote one price, but then PLC, stamp duty, registration, parking... sab add ho jaata hai. Kitna extra budget karein for a 2BHK around ₹70L, over the base price? Aur construction-linked payment plans. Are they smarter than a bigger down payment for an investor? Ya funds too long tie up ho jaate hain? Kya experienced logon ka opinion hai, especially near Delhi-Meerut Expressway projects?
