Since January, I've been shortlisting flats in Hyderabad, mostly around Gachibowli and Kokapet. Builders like Salarpuria Sattva push pre-launch offers, saying it's the best price. But is pre-launch pricing actually a real discount, ya just a marketing tactic? I'm looking at a 3BHK, budget around ₹1.5 Cr. Should I wait for open-market prices? Also, construction-linked payment plans better hain, ya down payment? And this super area vs carpet area thing... kitna difference ho sakta hai? Honestly, not sure if builders inflate numbers. Any experiences with this confusion?
