Is pre-launch pricing really a good deal for first-time buyers in Gurgaon? I'm looking at M3M or Godrej projects near Dwarka Expressway or Golf Course Ext Road, aur they're pushing these 'early bird' offers. But I'm honestly not sure if it's just a trap. Kya construction delays ka risk bahut zyada hota hai? My parents keep saying wait for RTM. SPR Extension aur Dwarka Expressway ka completion impact toh hoga, right? Should I consider a 2BHK now or save for a 3BHK later? Thoda guidance chahiye.

Bhai, pre-launch offers are super risky for first-timers, especially in Gurgaon. Builders often promise the moon and deliver a pebble. M3M ka track record toh mixed hai, aur Godrej bhi kaafi projects mein delays karta rehta hai. My cousin booked a flat near Basai in a pre-launch and is still waiting for possession, 3 years past the RERA date. Parents ki baat suno, RTM (Ready-To-Move) mein thoda extra lagega but peace of mind milega. This 'early bird' thing often means you're funding their construction with your money without much security.
