Pre-launch offers in Wakad: Is it really a deal or just clever marketing?

Pre-launch deals are mostly marketing hype, honestly. I work in real estate but buying for myself is a whole different ballgame. I'm looking at a 2BHK in Wakad, Icon Group ka project. They're pushing pre-launch offers, saying price ₹78L se shuru hoga. Par I know builders often inflate the base price and then 'discount' it later. Is pre-launch *really* cheaper once all PLCs, floor rise lag jaate hain? Yaar, baad mein open market mein negotiate karna better hai, ya pre-launch ka 'early bird' advantage lena chahiye? My budget is around ₹80L, so every lakh counts. Kya lagta hai, kitna difference ho sakta hai final cost mein? Any experiences with Icon Group's pre-launch pricing?
