₹78 lakh for a 2BHK in Sadashiv Peth, Pragati Properties ka pre-launch offer hai. Everyone glorifies pre-launch as a 'great deal' for investors, but honestly, I think it's just a builder's way to secure early funding. Is the promised 15% price jump post-launch even real? Mujhe lagta hai actual discount toh milta nahi, bas paper pe dikhate hain. Plus, hidden costs baad mein aate hain. Early-bird investors ko sach mein better ROI milta hai, ya sirf FOMO hai? Change my mind.

Totally agree with you! Pre-launch sounds great on paper but builder will always find ways to recover that 'discount'. My cousin booked a flat in Wakad via pre-launch and ended up paying almost the same as market rate by the time of possession due to 'development charges' and 'utility setup fees' that weren't clearly disclosed upfront. Bahut frustration hoti hai.
Haan yaar, exactly! The 'discount' is just a bait. My experience with a builder near Sinhagad Road was similar. They promised a certain finish,
