Pre-launch pricing in Bangalore is just FOMO marketing
₹1.8 crore for a 3BHK in Vijayanagar, that's what HP Constructions quoted during their pre-launch. They promised a 'first-mover advantage' and exclusive pricing. My current 2BHK EMI is already high, so I thought pre-launch would save me some cash. But now, after 6 months, I'm seeing similar units on the open market for barely 5-7% more, with better floor plans. Matlab, where's the actual discount they talked about? Builder ne toh bas FOMO create kiya. I'm feeling cheated, honestly. Is this common practice in Bangalore, especially for projects near Metro expansion areas? Did anyone actually get a significant saving with pre-launch bookings? Yaar, I'm just trying to upgrade to a 3BHK, but this 'early bird' thing feels like a trap. What was your experience?

I understand the frustration, but sometimes pre-launch offers *do* make sense, especially if the project is by a reputed builder and you're getting a really good location.
Totally agree with the OP and U1. This pre-launch scam is rampant. My cousin booked in Adigara Kallahalli two years ago, thinking he'd save big. Builder promised possession in 30 months, now it's been 36 and still no OC. He's paying EMI and rent! The 'exclusive' amenities they showed in the renders are either downsized or missing. It's not just about the price, it's about the entire package feeling like a bait-and-switch. Bangalore market mein toh yeh common ho gaya hai, especially with the demand. Builders know people are desperate.
Hmm, I was actually looking at HP Constructions for a plot in Akshayanagar. Are you sure about the 1.8 Cr for 3BHK? That sounds really high for Vijayanagar, even with metro connectivity. Did you check their RERA details properly? Sometimes builders quote a super built-up area that inflates the price. What was the per sqft rate they quoted you?
@U2 Exactly! RERA details are key. Pre-launch mein toh sab hawa mein hota hai.
@U2 Sahi keh rahe ho, 1.8 Cr for 3BHK is steep. I checked with a friend who works in real estate. HP Constructions has a reputation for high initial quotes. They usually include all charges, club membership, etc., in that 'all-inclusive' pre-launch price. The per sqft rate could be around 11,000-12,000 for that area, but they hide a lot of things in the carpet area vs super built-up calculation. RERA details are always vague for pre-launch, that's the trick.
Yaar, you're not alone. I had a similar experience with a builder near Aavalahalli. They showed us these glossy brochures and promised 'early bird' pricing for their 2BHK units, saying it would be at least 15-20% cheaper than launch. We booked thinking we were smart. Fast forward a year, and the prices for similar units in the same project, even from other blocks, are barely 8-10% higher. Plus, the floor plan they gave me isn't even the best. The real discounts are a myth, just a way to lock in your money early and fund their construction. It's pure FOMO marketing, exactly what you said.
