Been looking for a year now and the Gurugram market feels wild. I'm eyeing a 2BHK in Sector 15, maybe with Emperium Infrastructure, but their current prices feel so different from what I heard pre-launch. Does booking early actually get you a real discount? Or do they just bump up the base price later? And are PLC and floor rise premiums truly worth paying extra for, or is it just builder profit?

Totally agree with this post! I've been seeing the same thing. Builders lure you in with 'pre-launch offers' but then the actual benefits are minimal, ya phir conditions itni hoti hain ki it's not worth it. My friend booked a flat near Badshahpur and thought he got a deal, but by possession, the market rate for similar units had barely moved above his 'discounted' price.
