Noida Extension — everyone glorifies pre-launch deals for investors, but honestly, I think it's mostly a myth. I'm thinking of upgrading from my 2BHK to a 3BHK here, already have a home loan. Builders like Syndicate Buildcon promise big savings pre-launch, but by possession, hidden charges like PLC, OC, and sudden 'infrastructure development fees' eat up any 'discount'. Is anyone *actually* getting significant savings on pre-launch here? Or are the final all-in costs, after stamp duty and everything, almost the same as ready-to-move? I'm looking at places around Jewar, budget around ₹1.2 Cr for a 3BHK. Plus, negotiation ka scope bhi kam hota hai then. Should I wait for RTM or jump in pre-launch? Change my mind.
