Everyone glorifies pre-launch deals but honestly, early-bird pricing is often just a marketing trap, especially for investors. Builders pehle se hi price inflate karte hain to show a 'discount' later. I mean, is it really cheaper? Also, construction-linked payment plans... why are people still falling for them? It's like giving an interest-free loan to the builder. Down payment schemes, even with slightly higher upfront, usually give better leverage for negotiation or a better rate. Matlab, your capital is locked with no real appreciation during construction. For a 3BHK around ₹1.5 Cr, that's a lot of money stuck. Exactly! Construction-linked payment plans are the worst. You're basically funding their project with your hard-earned money and taking all the risk. And delays toh common hain. My cousin's flat in Saini Majra got delayed by 2 years and he was paying EMIs for a home that didn't exist. It's a lose-lose situation for the buyer.

Haan bhai, same experience. My uncle bought a flat in New Chandigarh during pre-launch and the builder delayed possession by almost 3 years. Uska interest cost alag se laga. Pre-launch was a trap for him.
