Last year, we almost booked a 3BHK on Dwarka Expressway (M3M) for around ₹2.5 Cr. They promised a low PLC, great plans. My wife checked nearby schools for our kids. But after talking to friends, lagta hai we dodged a bullet. Is pre-launch ever worth it, ya bas hype hota hai? Which sectors are genuinely good for families with kids right now? Golf Course Extension ya Sohna Road?

Pre-launch can be worth it if you know the builder's track record and have a long investment horizon, like 5-7 years. But for first-time buyers who need a home soon, it's too risky. Golf Course Extension Road is definitely better for
