Did a site visit to Sriflex in Sector 90 last weekend. They're pushing construction-linked payment plans but I'm eyeing an investor deal. Pre-launch pricing offers are tempting, but is that real value? Or should I wait for spot discounts later? What's the smarter play for total acquisition cost?

Absolutely, pre-launch is a gamble. My friend got burned badly in a project near Airport Road. Builder promised the moon, but possession delay ho gaya by 3 years. Then quality bhi compromise thi. Sriflex ka track record check kar lo pehle, especially in Sector 90. Sometimes, waiting for RERA registration and seeing some actual construction is better than chasing a 'deal' that never materializes. Don't rush into it just because they're pushing hard.
