I'm also looking in Sector 74-75 area, and Pegasus is one of the builders I've checked out. Their sales team is super pushy with the 'pre-launch advantage'. My main concern is the RERA possession date vs. actual delivery. Are there any projects that actually deliver on time after pre-launch? Or is it always delayed by years?
Good question. RERA dates are often just a formality for builders to get approval. I've seen projects in Baharampur Naya where the RERA date was 2023, but the site still looks like a skeleton. Always check their past projects' delivery timelines, not just what they promise.
Totally agree with this post! I've been looking at properties near Airport Road for months now, and every 'pre-launch' offer seems like a joke. They show you a lower price per sqft, but then add floor rise, PLC, development charges, club membership, parking... by the time you add everything, it's almost the same as ready-to-move. It's so frustrating for first-time buyers like us who are already stretching our budgets. Pegasus Developers ka toh naam hi suna hai, but sounds like the same story everywhere.
Exactly! My cousin booked a flat in a pre-launch project in Badshahpur two years ago. They promised possession in 3 years. Abhi tak construction started properly nahi hui, aur interest bhi jaa raha hai. Pre-launch is a trap if you don't know the builder's track record.
