Dadri — Swastik Developers projects keep coming up every time I shortlist something for investment. I'm based in Dubai, can't easily visit. Pre-launch pricing ka kya scene hai? Log bolte hain real discount milta hai. But later, sometimes open-market price same ya better ho jaata hai. What's the actual trick to spot a genuine pre-launch deal?

It's a mixed bag, honestly. Pre-launch can be good if you have insider info or a very strong network to verify the builder's intent and financial stability. Look for builders who have completed multiple projects on time, even if they're smaller. Also, check the demand in the specific micro-market. If it's a hot location, pre-launch might make sense.
U10, Greater Noida West (Noida Extension) still has decent demand, especially for affordable segments. But for areas like Ajayabpur or even parts of Alpha I, the appreciation has been slow. U7, Ajayabpur market hasn't really recovered much. Pre-launch there is riskier unless the price difference is significant, like 15-20% minimum.
U9, what about current market conditions in Greater Noida? Is it a 'hot location' for pre-launch deals right now?
My personal experience: never trust pre-launch unless you know the builder personally or they have a 100% clean record. I invested in a project near Ajayabpur five years ago, lured by a 'special' pre-launch rate. The project got delayed by 3 years, then the builder changed the layout, increased maintenance charges retrospectively, and eventually, the property value appreciated way less than similar properties launched later at higher prices. My 'savings' were basically wiped out by delays and hidden costs.

That's where the risk is highest. You need to check their RERA number for previous projects, not just the current one. I got burned once with a project near Alpha II where they promised RERA soon, but it never came, and my money got stuck for 3 years.
Not always hype, bro. I booked a 2BHK in Alistonia Estate a few years back during pre-launch. Got a good 10-12% off compared to the launch price. The key was, it was a reputed builder with all approvals in place, and they delivered on time. But yes, for smaller, lesser-known builders, it can be a huge risk. My friend lost his booking amount with some builder near Alpha I because they never even started construction.
