Pre-launch pricing is often a trap, not a real discount. Fed up of renting, my landlord just hiked rent again. I'm finally taking the plunge in Gurugram. Looking at M3M projects near Huda City Centre. Builder bol raha hai pre-launch mein best deal hai, but I'm skeptical. Is it actually better than a ready-to-move secondary market deal? Also, construction-linked payment plan vs. bigger down payment for investors – which is smarter for ROI? What's your experience?

Mera personal experience toh yahi hai ki pre-launch se bachke raho. I booked in a 'pre-launch' project near Airport Road (Gurgaon side) 3 years ago, builder promised possession in 2
Your skepticism is valid. Many builders play on the 'early bird' advantage but then hike prices later, or add hidden charges. For first-time buyers like us, RTM (Ready-To-Move) seems safer, no hidden construction risks. But yes, RTM will always be pricier per sqft.

M3M ke kaunse projects dekh rahe ho near Huda City Centre? Maine suna hai ek project ka possession bahut delay hua hai. Kya unka RERA completion date update hua hai?
Totally agree, bhai! Pre-launch is mostly FOMO dikhake lootna. M3M ka track record bhi mixed hai, especially with delivery times.
