Budget finalised, loan pre-approved — now stuck on which sector. I'm eyeing a 2BHK in Kharadi, maybe Aqura Builder & Developer. From my experience, pre-launch used to offer real savings, like a solid 10-15% off. But lately, it seems early-bird pricing often just matches later open-market rates, sometimes even higher with PLC. Is pre-launch still a calculated risk for good ROI in Pune? Also, what's the actual all-in cost for a ₹90L 2BHK these days? Are there hidden charges that builders keep quiet about until possession?
