Budget finalised, loan pre-approved for an upgrade, but I'm stuck on this pre-launch pricing game. Currently in a 2BHK in Sector 137, Greater Noida, thinking of a 3BHK or villa near Yamuna Expressway. Builders like Hi Castle Group sometimes push these 'early bird' deals. Mera doubt hai, is that actually a good discount, ya just hype to create urgency? Like, if a 3BHK is shown at ₹1.2 Cr pre-launch, will it be ₹1.3 Cr later, or does it stay similar with a few freebies? Also, super area vs carpet area ka chakkar samajh nahi aata. They quote a big super area, but jab carpet area dekho, it's so much less. Is there a way to negotiate on price based on actual usable space? Aur Greater Noida mein, for new projects, kitna negotiation possible hai? Log bolte hain 5-10% tak ho jaata hai, but mera experience says builders don't budge much. Any tips for a better deal? Already have a home loan, so EMI management is key.
