Pre-launch offers are almost never what they seem in Gurgaon, especially now. I work in real estate but buying for myself is a different game, trying to see past the marketing. Was looking at a VK And Sons project in Sector 67, they were pushing pre-launch rates. Honestly, not sure if that 'early bird' discount really translates to better ROI compared to buying slightly later, jab builder thoda desperate ho. Kya lagta hai? Also, secondary market mein negotiation ka scene kaisa hai? Lagta hai wahan better value mil sakti hai, maybe a 2BHK around ₹1.8 Cr. Is it easier to push for a lower price on a resale flat than a new one from a builder? What's your experience with negotiation on secondary deals, especially for investors?
