Pre-launch property: Are you checking the PLC breakup?

₹85 lakh for a 2BHK in Sector 163 – I'm seeing this a lot for pre-launch projects. I work in real estate, but even I get confused with all the 'early bird' offers. My tip: always check the PLC (Preferred Location Charges) breakup in pre-launch. Builders often hide a higher base price or inflate PLC later. Mahagun, Gaursons, sab karte hain yeh. Don't just look at the 'all-inclusive' number. Kya aap log bhi yeh notice karte ho? Any other hidden charges to watch for during pre-launch bookings?
