Pre-launch savings on Sarjapur Road – real or not?

Has anyone actually saved much going for pre-launch projects in Bengaluru? My wife's looking at Keya Homes on Sarjapur Road for a 3BHK, and they're offering early-bird rates. But I'm honestly not sure if those initial savings disappear with all the PLC, floor-rise, and other charges later. For our kids' school admission, we need to finalize soon. Is it better to wait for construction to be further along, or is the pre-launch discount genuinely worth it after everything? Any personal experiences?
