Pre-launch Sohna deals: are they still worth the wait?

Since January I've been shortlisting flats in Sohna, mainly around Sector 99A. I work in real estate myself, but buying for my own family feels different, you know? I'm looking at a 2BHK, maybe ₹1.5 Cr max. Action Constructwell has some pre-launch stuff near Dwarka Expressway. My question is, are these early-bird offers actually a discount anymore? Or do builders just hike the official price later to make it *look* like a deal, especially with current market sentiment? I know what builders don't always tell you about the final all-in cost. I'm worried about getting locked in now, then finding out the market prices in Sohna adjust, or other projects offer better value later. With stamp duty, registration, and PLC, that initial 'discount' might vanish. Should I wait for an OC project or jump on a pre-launch now, thinking about potential price correction? What's the community's honest take on this, off the record?
