₹1.8 Cr for a 3BHK in Prestige City, Whitefield feels high now. Currently in a 2BHK in RT Nagar, I'm thinking of upgrading. Jab Prestige City ka pre-launch offer dekha tha, rates were lower, maybe 1.5 Cr. Ab open market mein kaafi upar lag raha hai. Is pre-launch pricing really a discount ya just FOMO create karte hain? Matlab, should I wait for similar pre-launch deals elsewhere, ya abhi bhi negotiate kar sakte hain? Also, construction-linked plans vs a bigger down payment – which is smarter for an investor? Already have a home loan, so optimizing is key. Any experiences with this?

Pre-launch deals are definitely better, but you take a bigger risk. Construction-linked plans are safer, especially if you already have a loan. Bigger down payment only if you're super confident about the builder and project timeline. Warna interest ka burden badh jaayega.
This is crucial. Always check the builder's RERA track record for past projects. Kitne projects on time deliver kiye hain? For Prestige, generally good, but even they have occasional delays. What about the interest rate on your current home loan, OP? Can you transfer it or top it up easily?
My friend went for a bigger down payment in a project near Bannerghatta Road, thinking he'd save on interest. Builder delayed possession by 2 years. He ended up paying rent AND EMI for longer. So, depends on builder reputation.

Bhai, you're not alone. Prestige City rates have shot up post-launch. Pre-launch is definitely a discount, but sometimes it's just to get initial traction. My cousin booked in Whitefield during pre-launch, got a good deal, but then construction delays started. Abhi toh ₹1.8 Cr is standard for that area, unfortunately.
Prestige City ka location bahut prime hai, so appreciation was expected. But ₹30L jump in what, 1-2 years? That's steep! What was the actual launch price for a 3BHK there, does anyone know? I heard somewhere it was closer to ₹1.6 Cr initially.
I saw a similar pattern with another builder near Sarjapur Road. Pre-launch was tempting, but later realised they were selling on paper. Real value comes later, but at a higher price.
Exactly! FOMO is real. They show you a lower rate, then hike it up big time.
