Premium 2BHK vs large 3BHK: Delhi's ROI secret
Is a 2BHK in Vasant Kunj a better bet for appreciation than a 3BHK in Dwarka for my 2.5 Cr budget? I work in real estate, but buying for myself, it's tough to cut through the noise. I'm looking for a mix of end-use and solid ROI in Delhi. Initially, I thought a 3BHK in Dwarka or Rohini made sense for space, maybe even near the upcoming UER-II. But kuch colleagues bol rahe hain, limited supply ke chalte, a 2BHK in a premium spot like Vasant Kunj or Greater Kailash might give better capital appreciation, even if rental yield isn't super high. Builders like DLF and Godrej have options, but the price difference between 2 and 3 BHK in premium areas is huge. Should I stretch for a compact unit in a prime location or settle for more space in a slightly less premium area for better future gains? What's the real ground reality?

2.5 Cr mein Vasant Kunj 2BHK? Bhai, mushkil hai. Unless it's a very old DDA flat. Dwarka/Rohini sounds more realistic for that budget for a decent 3BHK. UER-II will definitely boost those areas, long-term.
U1, I disagree. Vasant Kunj mein capital appreciation ka track record bahut solid hai. Even a smaller 2BHK there would be a better asset than a large 3BHK in an emerging area.
