But don't premium amenities attract better tenants or give better resale value later? Especially in areas like Anand Niketan, log luxury expect karte hain.
I was actually looking into Himalaya Apartments for a bit. The original post mentioned it. It's a very old project, possession was given on 1995-09-01! The price range of ₹1.6 Cr – ₹2.2 Cr for a 1995 build in today's market, with 150 units, means maintenance could be a real headache. Plus, the amenities from '95 would be very outdated now. Who wants a '90s gym or clubhouse? This is a classic example of what U1 was talking
Haan, I think for rental income, especially with expats or corporate leases, amenities DO matter. They pay a premium for those facilities. So, for investors looking at rental yield, it's not totally an 'trap'.
Totally agree with U1. Mera bhi yahi thought process hai. Aajkal har naye project mein Olympic-size pool, golf simulator, sky lounge... sab dikhate hain. But jab maintenance bill aata hai na, then you realise kitna heavy burden hai. Especially for first-time buyers like us, har rupiya count karta hai. Anand Vihar mein ek project dekha tha, amenities ke naam pe 15k/month bol rahe the! Is it really worth it for something you might use once a month?
While I agree maintenance is high, if you're planning to live there yourself and use the amenities, isn't it worth it for the quality of life? Not everything is about investor ROI, right? For first-time buyers, sometimes self-use convenience is also important.
