Just got possession of my unit at Sobha Silicon Oasis in March. The promised amenities list was huge, but seeing the actual state now, I'm wondering if all those fancy clubhouses and sports facilities really attract tenants or justify the premium. Maintenance charges are steep too, and the service feels... okay, not great. Has anyone else felt this amenity-reality gap affects long-term investment value?

Sahi kaha, builder ne 'luxury' bolke apna margin badha liya. We first-time buyers get caught up in the glossy brochures and CGIs. My friend almost bought into a project in Adigara Kallahalli based on a grand design, only to find out the 'grand design' was just a drawing, not a promise.
Sobha Silicon Oasis was completed in 2019, possession date was April 1, 2019. It's been a few years. Has anyone noticed if the maintenance has gone down, or if the amenities have improved since the initial possession? The RERA numbers are clear (PRM/KA/RERA/1251/310/PR/170824/000032, etc.) so there's accountability, but what about the actual ground reality?
They just build them to show for sales. After that, it's all on the residents to maintain. Total units are 909, imagine the collective headache for the RWA.
Maintenance is a black hole, yaar. Always goes up, never down.
My cousin lives there, he got possession around 2019-2020. He says maintenance is still high, around ₹5-6 per sqft, and the amenities are okay, but not 'premium' for the price paid. He feels the initial excitement for the swimming pool and sports courts has worn off because of poor upkeep and limited usage due to work-from-home trends initially. So, no, it hasn't really improved much.

My agent kept pushing Sobha, saying it's a 'premium lifestyle.' But if the main clubhouse isn't up to par, what's the point? And with the current market in Bengaluru, are people even willing to pay extra rent for these 'premium' features?
I visited a project near Akshayanagar, and the amenities were barely used. It felt like a waste of space and money. Focus on location and build quality first, amenities later, that's my take.
