Budget finalised, loan pre-approved — now stuck on which sector. I'm currently in a 2BHK and thinking of upgrading to a 3BHK, maybe Golden Avenue Premium Floors. The brochures always show great clubhouses and sports facilities, but are they actually used? My current building's small gym is always empty. I mean, is the premium for these amenities justified? Wondering if the maintenance charges for these bigger facilities are truly worth it or if they just become ghost facilities. Has anyone else felt this way?

Dekho, at the end of the day, it really depends on what you prioritize. If you genuinely believe you'll use a specific amenity daily or weekly, then maybe the extra cost is justified. But for a project with only 3 units, the 'premium' amenities are highly suspect. You'll likely end up paying for facilities that are either non-existent, poorly maintained, or just not used. Focus on the core property, its location, connectivity, and the builder's reputation for quality. What did you finally decide for Golden Avenue Premium Floors, U1?
This is so true! Builders in Ghaziabad often oversell the amenities, especially for smaller projects. The current market conditions also mean they're trying to push sales with these 'premium' tags. Just look at the per sqft price and compare it to others without these so-called 'premium' facilities. The difference is usually not worth it.
Sahi baat hai, many builders in areas like Afzalpur also do this. Show big, deliver small. Best to check previous projects by the same builder if possible, and talk to residents there.
It's completed, so RERA registration might not be a direct issue now, but builder ka track record important hai. For 3 units, RERA compliance for *amenities* might be a grey area. They often get away with 'common area' definitions.
Absolutely. Does anyone know if Golden Avenue Premium Floors is RERA registered? For such a small project, sometimes they skip these things.
I can share my personal experience here. I moved into a 'premium' project in Ahinsa Khand II about two years ago. The clubhouse was beautiful during the site visit. After moving in, reality hit. The gym equipment is often broken, the multi-purpose hall is rarely cleaned, and the 'reading lounge' is just a dusty room. We pay hefty maintenance every month, but it feels like we're just maintaining ghost facilities. I wish I had focused more on the build quality and location rather than these shiny amenities.
Golden Avenue Premium Floors? Bhai, you need to check the details carefully. It's a 'premium floor' project, not a full-fledged society. The actual total units are just 3! Teen units ke liye kya hi clubhouse aur sports facility hogi? They just put these fancy terms to justify a higher per-sqft rate. Ghaziabad mein aise chote projects ka track record theek nahi hai, especially with maintenance after a year or two. Don't fall for the brochure pics, they're always misleading.
Exactly! My cousin booked a flat near Achchheja, same story. Builder promised a kids' play area and a small gym. The play area is just a swing and a slide, and the gym has two rusty machines. Maintenance bill aata hai poora, but facilities kaun use karta hai? Total waste of money.
3 units? Seriously? That's a huge red flag. Maintenance charges toh astronomical honge phir, ya amenities bas naam ke liye honge.
Yaar, I totally get where you're coming from! Golden Avenue Premium Floors sounds good on paper, but for a 3BHK, the premium for amenities feels like a gamble. My friend bought in Abhay Khand and their 'Olympic-sized' pool is always empty. Just a giant water bill for the residents. Is this a common thing in Ghaziabad?
