Premium amenities in Greater Noida are a waste of money

Hey everyone, I'm a first-time buyer looking at Bulland Group Suryodaya Towers and feeling super confused. The brochures talk about 'premium amenities' like a huge clubhouse, sports facilities, advanced security, etc. But for a project whose possession date was supposedly 2017-12-01 and it's still showing 'Status: null' on some portals, I'm highly skeptical. I'm based in Dubai and can't do a site inspection myself, which makes it even harder. Are these amenities actually usable daily, or just for show? Is the clubhouse always empty, or do the security systems really work? More importantly, does this kind of uncertainty impact resale value for investors like me?
