It has 275 units, so it's a decent size. But the 'premium' tag often means higher maintenance even if they are well-maintained. As for attracting better tenants, yes, high-end amenities can attract a certain class of tenants, but the yield might not justify the massive capital investment. It's more about lifestyle than pure rental returns.

Totally agree with U5. My friend bought a flat on Airport Road in a 'premium' project, aur ab uski society mein park ki lights bhi kaam nahi karti. Amenities dekh ke mat jaao, builder ka long-term commitment dekho. Maintenance charges sky-high hote hain aur service zero.

Haan bilkul, U2 is right. I visited their site last year, and even the smallest units were way above 10 Cr. Koi rental deal hogi ya phir koi aur Ireo project hoga. First-time buyer ho toh bohot careful rehna padta hai with these numbers, especially in Gurugram.
