Premium builder quality gap is shrinking, right?
Since January I've been eyeing 3BHKs and villas in Bengaluru, trying to upgrade from my Whitefield 2BHK. Currently in a 2BHK in Whitefield, but thinking of upgrading to a 3BHK or a small villa. My budget is around ₹1.8-2.2 Cr. I'm looking at places mainly around Sarjapur Road or Yelahanka. Builders like Prestige, Sobha, and Brigade are on my radar. I'm already on a home loan, so definitely want something that's worth the big jump. What's the real word on their construction quality these days? Specifically, are there noticeable differences in finishing or post-possession issues like seepage? Also, how reliable are they with delivery timelines? I've heard mixed things about even the big names. Is the premium for these guys still justified or has the quality gap with others narrowed? What does the community think?

Honestly, I think the gap is definitely shrinking. My friend booked with a 'premium' builder in Sarjapur and faced so many delays, plus the finishing was just okay. Meanwhile, a slightly smaller builder delivered on time in Akshayanagar with better quality. The premium seems more for the brand name now, not necessarily for superior execution.
Totally agree! My cousin had a similar experience near Adigara Kallahalli. Seepage issues within 6 months, that too from a big name. Crazy.
