Two years ago I'd have laughed at these prices, but here we are. I work in real estate, but buying my own flat in Noida, especially in the 'Premium Builders' corridor, feels different. I'm seeing prices jump like crazy in sectors like 150 and 128 over the last 18-24 months. Honestly, I know the super area vs. carpet area games builders play. My budget is around ₹1.5-2 Cr for a 3BHK. Is this surge sustainable, or are we looking at a correction soon? I'm not sure if I should jump in now or wait another 6-12 months. What's the ground reality? Has anyone bought recently in projects like Max Estate or ATS? Are these current valuations justified, or is it pure FOMO? Any off-the-record advice on market sentiment would be super helpful.

Bhai, I'm also looking for a 3BHK in that 1.5-2 Cr range. Have you checked out any specific projects like Godrej or M3M? What kind of per sqft rates are they quoting for super area? My agent is saying 12-14k, but it feels too high for Noida.
U3, be careful with super area rates. Always ask for the carpet area price. Builders play this game where super area looks 'reasonable' but the actual usable space is much less. For that 13,500 super area, your carpet area rate could easily be 20k+. Plus, club membership, parking, IFMS, PLC charges sab add karke total cost aur badh jaati hai. Don't forget stamp duty and registration. It quickly goes beyond 2 Cr.
U2, for Max Estate in Sector 128, I got a quote of around 13,500-14,000 per sqft for super area for a 3BHK recently. This was for a mid-floor unit. It's definitely on the higher side, but the amenities they promise are tempting.
Totally agree with the OP! FOMO is real, but these prices for Sector 150 and 128 feel like a bubble waiting to burst. My budget is similar, and I'm just watching it go up and up. Should we really stretch ourselves this much?
