Honestly, I thought I had this market figured out after a few buys, but Noida Extension is throwing me curves. My last ROI in Sector 137 was decent, but I'm aiming higher now, maybe a 3BHK around ₹1.2-1.5Cr. I started looking at Godrej and ATS in Sector 150, thinking 'brand name, safe bet'. But then I heard horror stories about their *actual* delivery timelines and post-possession construction quality in Noida Ext. Gaursons is everywhere, but word-of-mouth on finish is so mixed. Should I trust a big name or go with someone like ACE or Mahagun who seem to have better local reviews for on-time delivery and fewer snag lists?

I think we need to be careful with generalizations. Not all big names are bad. I mean, yes, delays happen, it's India. But for resale value and infrastructure, a brand like ATS or Godrej still holds more weight in the long run. My uncle bought in ATS Pristine and got possession almost on time, though there were minor finishing issues. Maybe it depends on the specific project and sector. What about ACE Parkway? Bhai, totally agree with you! Noida Ext mein yeh premium builders ka naam hi bikta hai. Mera ek dost Godrej Golf Link City mein phasa hua hai, 2 saal se possession date extend ho rahi hai. Sirf glossy brochures aur fancy launch events, actual delivery mein zero. I was also looking at ATS but ab darr lagta hai.
U2, RERA mein complaint toh kar diya hai, but uska process itna slow hai ki poora paisa block ho gaya. Builder ke paas ache lawyers hote hain, woh sab manage kar lete hain. My brother also faced similar issues with a project near Alpha I Greater Noida, promised amenities never materialized.
