Premium Builders: Real commute and amenity check

Premium Builders area mein actual commute ka kya scene hai? I work in real estate myself, so I know marketing brochures kaafi kuch hide karte hain. I'm looking for a 3BHK for my family, budget ₹1.2 Cr tak, and Premium Builders ke projects ache lag rahe hain. But off the record, wahan ke residents batao, daily traffic ka kya haal hai during peak hours? Is connectivity really as smooth as they claim, ya it's just marketing talk...? Also, amenities ka kya? Builder shows fancy clubhouses, but are they maintained properly ya bas show-off hai? Like, SBP Housing Park ya JLPL Falcon View type projects mein, actual living experience kya hai? My office Sector 34 mein hai, so commute is a big factor. Should I consider Zirakpur instead for better value, ya Premium Builders ka quality of life actually justifies the premium? What's the real story, community?
