Premium Homes 3BHK: Hidden charges and bait-and-switch experiences?

1.2 crores budget for a 3BHK in Premium Homes, aur builders ke hidden charges dekh ke mera dimaag kharab ho gaya hai. We need a bigger place for the kids, school admissions bhi dekhne hain, so safety and a good neighbourhood are non-negotiable. Ek project, 'Sai Residency' ka site visit kiya tha. Brochure mein ₹1.1 Cr bolte hain, but jab final quote aaya, toh PLC, floor rise, parking, and even some amenity charges add karke it was almost ₹1.35 Cr. Why this bait-and-switch? I'm looking at 'Green Vista' or 'Urban Enclave' in the same corridor. Anyone bought a 3BHK there recently, around the ₹80L-1.5Cr range? Unke actual final costs kya the? Have others faced this with builders in Premium Homes? Any genuine recommendations where the final price is closer to what they initially quote? Kids ke future ke liye tension ho rahi hai.
