posted on 4 MayPremium Homes: Is the hype just for show?
My current 2BHK in Janakpuri feels too small now, so I'm eyeing Premium Homes for a 3BHK. Everyone glorifies Premium Homes' exclusivity but yaar, the traffic and commute are a nightmare, right? And the PLC for a park-facing unit is just insane. I'm thinking of upgrading, already have a home loan, but is the price jump worth the daily struggle? Or is it just a status symbol? Honestly, not sure if it's worth taking on a bigger EMI for that. Disagree? Tell me why.

Honestly, ek taraf budget tight hai aur doosri taraf yeh traffic. I'd rather have a slightly smaller place with a manageable EMI and less commute stress than a 'premium' tag that costs me my peace of mind everyday.
What's the current market sentiment like for these 'premium' properties in Delhi? Are prices still climbing or is there a slowdown?
U4, the market is a bit mixed right now. For genuinely prime locations like Anand Niketan or those with excellent connectivity, prices are holding firm or even seeing slight increases. But for projects that are 'premium' only in name and suffer from poor connectivity or builder reputation issues (like some from Jay Hind Developer), there's definitely a slowdown. Buyers are more cautious, especially with rising interest rates. It's not a blanket price climb anymore; due diligence is key.
I get the skepticism, but Premium Homes isn't *just* about status. There's a certain quality of life, better security, and usually good amenities like gyms and pools that you won't find in older societies. Plus, the resale value in these premium areas tends to hold up better over time, especially for a 3BHK. It's an investment in your lifestyle and future, not just a house.
My personal experience with Jay Hind Developer has been quite frustrating. I booked a 2BHK with them a few years back, thinking it was a 'premium' investment. They promised possession in 3 years, but it stretched to almost 5! The amenities they showed in the brochure were either scaled down or never fully completed. Plus, the maintenance charges are exorbitant. Ab toh lagta hai, it was more of a headache than an asset. Definitely not worth the premium they charge.
Yaar, Jay Hind Developer ka naam sunke hi darr lagta hai. These premium builders promise a lot but deliver less. Instead of chasing these 'premium' tags, sometimes it's better to look at established societies in areas like Alaknanda or even smaller, reputable builders who focus on timely delivery and quality, even if they don't have the 'premium' branding. At least you get peace of mind.
Oh no, U2, that's exactly what I feared. My cousin had a similar issue with a project by them near Aram Bagh. They kept changing the floor plans slightly and then asked for extra charges. Did you face anything like that?
Yaar, totally agree with the post! Premium Homes ka hype toh bahut hai, but that commute from Janakpuri to anywhere near their projects is a killer. And the PLC for a park-facing unit? Matlab, they are charging for 'fresh air' literally. I'm also looking for a 3BHK upgrade but the price jump for Jay Hind Developer ke projects seems insane. Is it really worth stretching the EMI for just a 'status symbol'? My current home loan is already a burden.
Sahi kaha! But Jay Hind Developer ke projects mein koi aur major issues bhi hain kya besides traffic and high PLC? Like, possession delays ya quality issues?
Traffic toh sach mein nightmare hai, bhai. Roz ka struggle ho jaata hai.
