Noida Extension mein Premium Homes kaafi sun raha hoon, especially for upgrades. Currently in a 2BHK in Sector 121, thinking of upgrading to a 3BHK or villa. I've been tracking prices in Premium Homes for a few months now, aur ek cheez notice ki hai. Brochure prices might seem stable, but the PLC charges and other hidden costs actually fluctuate quite a bit, making the *real* per sqft price jump unexpectedly. It's like builders adjust these to show a flat base price. Is it just me, or have others also seen this pattern? This makes timing the purchase tricky. Should I wait for these charges to stabilize, ya abhi jump kar loon? Already have a home loan, so EMI pe impact dekhna padega.

Bhai, same pinch! Main bhi Express Builders ka ek project dekh raha tha Ajayabpur mein. Brochure price ek tha, jab calculation sheet bheji toh floor rise, PLC, IFMS sab milake toh 20% extra ho gaya. Yeh log aise hi karte hain.
Haan yaar, bilkul sahi kaha. Express Builders ka toh record hi aisa hai. Meri ek friend ne bhi Ajayabpur mein unka ek flat liya tha, possession mein bhi kaafi delay hua. Yeh hidden costs toh standard practice ho gayi hai.
