Premium project construction quality is often a sham.

Since January I've been shortlisting flats in this city, thinking of upgrading from my 2BHK to a 3BHK or villa. Aralias jaise projects ki quality pe bohot suna hai, but is it really worth the premium? I mean, for an investor, construction quality directly impacts resale value and tenant attraction. Dekha hai ki after 1-2 years, cracks, seepage issues start showing up even in so-called luxury projects. Maintenance charges bhi itne high hote hain, but does the service match up? What about green areas, are they actually usable spaces or just for show? Not sure if the price jump is justified for these things.
