Been thinking of upgrading from my 2BHK in Sector 40 for months, loan pre-approved now. Looking at Palm Grande Exclusive Villas, but the premium... not sure if it's justified. Kids' play areas, yaar, on paper sab accha lagta hai. But is it actually usable and safe for children, ya bas ek showpiece? Also, jab site visit karte hain under-construction mein, what are the red flags for visible quality? Like, wall finish, plumbing pipes, electricals... what to really check so I don't face issues post-possession? Don't wanna spend a fortune for just a name.

Visible quality mein wall finish toh bohot important hai. Mere previous apartment mein, sasti paint aur plaster use kiya tha, 2 saal mein hi cracks aa gaye the. Also, electricals ke switches aur wiring ke brands check karna mat bhoolna. Bohot builders low-quality wiring daal dete hain jo baad mein short circuits ka reason banti hai. RERA
Palm Grande Exclusive Villas? Bhai, premium naam sunke hi budget hil jaata hai. Chandigarh mein waise hi market bahut inflated hai, har developer 'luxury' ke naam pe astronomical prices charge kar raha hai. Just for a name, it's not worth it if the quality isn't there. Have you checked out other projects in New Chandigarh, maybe Mullanpur side? Sometimes you get better value there.
Aur yeh premium builders aksar possession bhi delay karte hain. Mera cousin ek bade builder ke project mein phansa hua hai, 2 saal se delay hai. Toh sirf naam pe mat jao, track record bhi dekho.
Sahi keh rahe ho. New Chandigarh mein bhi prices sky-high ho gaye hain. Manimajra mein bhi projects dekh raha tha, same story. Mullanpur side kuch options hain, but amenities ke mamle mein compromise karna padta hai wahan. Balance banana mushkil hai.
Site visit pe, under-construction mein, sabse pehle plumbing aur electricals ki wiring check karo, especially before plastering. Ek baar plaster ho gaya toh kuch nahi dikhega. Maine ek project mein dekha tha, pipes ki quality bilkul third-class thi, baad mein leakage ki problem aayi.
Totally relate yaar! Premium projects dikhane mein toh sab world-class lagta hai, but kids' play areas often end up being neglected or just for show. Mere friend ne ek 'luxury' project mein liya tha, swimming pool toh tha but kids ke liye separate shallow pool was never maintained. Palm Grande Exclusive Villas ka naam toh bada hai, but is their kids' facility actually usable? Anyone here with actual experience of Palm Grande Exclusive Villas' kids facilities?
My colleague visited Palm Grande last month. He said the facilities looked good on paper and during the visit, but he was also skeptical about long-term maintenance.
Exactly! Humne bhi ek project dekha tha jahan kids' play area bas naam ka tha. A few rusty swings and a slide, that's it. It's a huge concern for first-time buyers like us with young children.
