Premium projects: worth the long-term investment?

Connaught Place projects — I'm looking at places like Godrej Connaught One for an upgrade, currently in a 2BHK in Dwarka. My main concern as an investor is construction quality. Does the initial premium for these high-end projects truly translate into lasting quality, or do we see cracks and seepage after a couple of years? Also, do all those promised amenities actually attract good tenants and ensure better resale, or are they just a marketing gimmick that ramps up maintenance costs later? Honestly not sure if the price jump is always worth it for long-term ROI.
