Presidency Heights: Resale liquidity aur future ROI?
Since January, I've been shortlisting completed projects in Noida for my next investment. Presidency Heights, Sector 128, ₹96.84L – ₹1.41 Cr range mein dikh raha hai. I work in real estate, so I know the super area vs carpet area games, but buying for myself is different. Iska capital appreciation track record kaisa raha hai since launch? Matlab, long-term ROI ke liye sahi pick hai kya? Aur rental yield ka kya scene hai yahan? Kya ₹30-35k monthly realistically expect kar sakte hain, ya market mein kam milta hai? Ultimately, I'm thinking about the exit strategy. Is the resale market for Presidency Heights liquid enough? Will it be easy to find a buyer in 5-7 years, ya phir atke reh jayenge? Opinions needed, please.

Bhai, Presidency Heights ka price range toh achha hai, but ₹96.84L for a 284-unit project in Sector 128? Mujhe lagta hai thoda overvalued hai. Capital appreciation tabhi milegi jab location prime ho aur supply limited ho. Yahan toh har taraf projects hi projects hain. ROI doubtful lag raha hai.
Totally agree, U1. I saw some units in Alistonia Estate with better pricing and similar amenities. Sometimes these 'completed' projects just
