Presidency Presithum vs Aims Golf Avenue 2: Which is better?
I'm confused between Presidency Presithum and Aims Golf Avenue 2. Presithum is ready to move, sahi hai, but what about future appreciation? Aims Golf Avenue 2 ka price range is attractive. What's the carpet area efficiency like in both, yaar? Which would you recommend for investment, bhai?

Noida real estate market mein abhi kya chal raha hai? Kya prices stable hain ya upar jaa rahe hain? Specially in areas like Alpha II, Greater Noida. Does buying RTM like Presithum make sense now, or should we wait for under-construction like Aims Golf Avenue 2 to mature?
Aims Golf Avenue 2 ka price range attractive hai, but hidden charges kitne honge? KYC, maintenance, IFMS, parking, sab mila ke kitna upar chala jaayega budget?
Hidden charges can easily add 10-15% to the base price. Look out for charges like PLC (Preferential Location Charges), car parking, club membership, power backup, IFMS (Interest Free Maintenance Security), and registry charges. Aims Golf Avenue 2 might have lower base price, but these extras can quickly add up. Make sure you get a detailed cost sheet before signing anything.
Bhai, hidden charges toh har builder lagata hai. Be very clear on the final 'all-inclusive' price.
Ready to move sunke hi darr lagta hai ab. Mera ek friend ne bhi RTM project liya tha, bola toh sab complete hai, but andar amenities aur finishing ke naam pe bas kaam chal raha tha. Builder ne phir 6 mahine aur laga diye chhoti-moti cheezein theek karne mein. Presithum ka builder ka reputation kaisa hai overall? Pehle ke projects time pe diye hain kya? Kahin sirf OC leke baith na jaayein, aur andar kuch bhi theek na ho.
Exactly! My experience with a project in Alistonia Estate was similar. They showed us a 'ready' flat, but the common areas were still under construction, lifts weren't fully operational, and there were constant power cuts because the society was not fully handed over. It was a nightmare for the first year. So, for Presithum, really dig deep into the actual state of common areas, not just your flat. Ask for a walk-through of the entire complex, not just the sample flat.
Haan, I understand the concern. But for Presidency Presithum, the RERA number UPRERAPRJ17502 and possession date 2024-06-29 shows they've actually met their commitments. My cousin booked there, aur usko keys milne wali hain next month. So, for this one, it seems legit RTM. Finishing bhi kafi sahi bata raha tha woh.
Totally agree yaar! 'Ready to Move' is often just a marketing gimmick for 'ready to move in, but not fully functional'. Builder ne phir se date extend kar diya lol.
Presidency Presithum toh RERA registered hai, UPRERAPRJ17502. Aur possession date bhi 2024-06-29 hai, so technically it's ready to move now. Total units 348 hain. At least builder ka track record theek lagta hai in terms of delivery dates, no major red flags I've heard for this specific project.
Bhai log, I'm literally pulling my hair out deciding between Presidency Presithum and Aims Golf Avenue 2. Presithum ready to move hai, which is great, but kya future appreciation milegi? Aims Golf Avenue 2 ka price tag toh bahut attractive lag raha hai. But what about carpet area efficiency? Kiska better hai yaar? Kaunsa investment ke liye sahi rahega?
Carpet area efficiency is a real headache, bro! Builders often play with super built-up. For Presithum, I heard from a friend who visited that the actual usable space feels decent, but not extraordinary for the price. Aims might offer a better carpet-to-super built-up ratio, especially since it's still under construction. Always ask for the exact carpet area in sq ft, not just the percentage. Like, I saw a project near Ajayabpur recently, same issue, on paper it looked good but actual space was disappointing.
Investment ke liye I'd lean towards Aims Golf Avenue 2 if the price is really that good. Ready-to-move projects sometimes have already priced in a lot of the immediate appreciation. You need to check the location advantage of Aims too, maybe it's closer to some upcoming infra.
