1.5 Cr for a 3BHK in Thanisandra from Prestige Group, they're pushing CLP. From my experience, CLPs seem risky with delays, and super area inflation is always a concern. Down payment better hai kya for an investor? Kya ROI calculations change with CLP? Any insights on this payment structure in Bengaluru?

Totally agree with OP on CLP. My brother invested in a project near Aavalahalli with a similar payment plan, and the builder kept extending possession dates. Har baar interest cost badhta gaya,
Yaar 1.5 Cr for Thanisandra sounds a bit steep, even for Prestige. CLP toh bilkul avoid karo if you can. Meri ek dost ka experience bahut kharab raha hai with a different builder, project 2 saal late ho gaya. Investor ke liye toh cash flow bahut important hai.
