Hey guys, found this video on Prestige ACE Terra, Ghaziabad. Looks interesting, especially with the 2024 growth predictions they mentioned. I'm looking at options in Ghaziabad and ACE Terra ka pricing seems competitive. But I'm wondering, kya yeh really worth hai compared to other projects nearby? Like, I've seen a few others in the same area. What do you all think about its value proposition?

Value proposition samajhne ke liye thoda aur data chahiye. Kisi ko pata hai iska RERA number kya hai aur per square foot price kya approximate pad raha hai? 1.8 Cr se 3 Cr mein kitne size ke units mil rahe hain? Jab tak yeh clear nahi hoga, tab tak kaise compare karein ki worth it hai ya nahi. Plus, Ghaziabad mein growth predictions toh hain, but kitni realistic hain, especially for a project that's so far from completion?
The fact that it's 'UPCOMING' is what makes me nervous. Usually, when a project is upcoming, they just have plans, not even construction started properly. It means there's a higher chance of delays
If it's 1.8 Cr for, say, 1200 sqft, that's around 15,000 per sqft. For 3 Cr and say 2000 sqft, that's also around 15,000 per sqft. Ghaziabad ke liye thoda high lag raha hai, unless it's a super premium location ya bahut high-end amenities hain.

Prestige Group ka project hai, toh quality toh achhi hi hogi. That's a big plus point.
Haan, delays ka issue ho sakta hai. Mere ek friend ne Prestige ka ek project Bengaluru mein liya tha, 2 saal late mila tha possession. Unka toh HQ Bengaluru mein hai, phir bhi. Toh Ghaziabad mein bhi yeh risk ho sakta hai, especially with 1166 units. It's a huge project, managing that many units can be tough, leading to potential construction delays beyond the promised 2028 date. Always factor in buffer time.

Quality toh theek hai, but sirf quality se kya hota hai? Builder ka track record bhi dekhna padta hai. Kabhi kabhi bade builders bhi delays kar dete hain, ya phir promises poori nahi karte. First-time buyers ko careful rehna chahiye.
Prestige ACE Terra? Bhai, 1.8 Cr se 3 Cr tak ka price range for an UPCOMING project in Ghaziabad sounds quite high for a first-time buyer like me. Aur possession date 2028-12-01 hai, that's almost 4-5 saal away. Itna wait karna worth it hoga kya? Current market conditions mein toh already ready-to-move properties mein bhi discounts mil rahe hain.

Exactly! Jo aap bol rahe ho, bilkul sahi hai. Ghaziabad mein already so many options hain, especially in areas like Ahinsa Khand. Itna waiting period and that too for an upcoming project, thoda risky lagta hai. Market bhi stable nahi hai abhi.
