Visited a Prestige project in Basaveshwaranagar last week. Brochure price was okay, but final costs mein utility, PLC, car parking sab add ho gaya. Total ₹15L extra. Is this hidden-costs game normal? Sab builders aise karte hain?

See, these charges are common, but the magnitude matters. Sometimes the brochure price is just a base to get you interested, almost like clickbait. You need to always factor in 10-15% extra on top of the base price for all these add-ons – utilities, IFF, club membership, even basic maintenance advance. It's not 'hidden' if they eventually disclose it before agreement, but it's definitely not transparent initially, which is what frustrates most first-time buyers. Always get a full, itemized cost sheet and scrutinize every line item.
So what did you decide, OP? Did you go ahead with the booking after all that, or did you look elsewhere? I'm also looking in that area and would love to know how you handled it.
Haan, transparency ki bahut kami hai. They should just put the all-inclusive price in the brochure.
₹15L extra for these things is definitely high, even for Basaveshwaranagar. Current market conditions in Bangalore are already tough for first-time buyers, and these surprise costs just add to the burden. Did they give you a proper breakdown for each charge, like how much for utility, how much for PLC, and how much for parking?
Parking ke liye ₹5L is insane! I booked a property near Baiyappanahalli Metro corridor last year, and covered parking was ₹3.5L. Utility and PLC were around ₹6-7L combined for a 2BHK. My total extra charges were about ₹10-12L. Prestige is a premium builder, no doubt, but this sounds a bit much. Try to negotiate, especially on the PLC if your unit isn't truly a premium location within the project.
Breakdown toh diya but laga ki inflate kiya hai. Parking ka ₹5L bol rahe the, which felt ridiculous for a single slot.
I faced something similar with an apartment in Arekere a couple of years back. The base price looked good, but by the time they added GST, registration, amenity charges, maintenance advance, and IFMS, it was almost 18% over the brochure price. It's a standard builder tactic to lure you in with an attractive base price. Always ask for a detailed, itemized cost sheet *before* booking token. Don't just rely on brochures or verbal assurances.
Yaar, Prestige Basaveshwaranagar is a prime location, no doubt. But ₹15L extra is a significant jump from the brochure. Did you check the RERA carpet area vs super built-up? Sometimes that's where they hide charges or inflate the PLC.
Exactly! Aur PLC is usually based on floor or view, not just a flat charge. Was it a corner unit or park-facing? Sometimes they add a 'premium' for anything slightly better.
Haan, RERA mein sab clear nahi hota. Broker ne bhi confuse kiya tha, bola final price mein sab adjust ho jayega. But it never does.
Totally normal bro. Builders ka yahi game hai. ₹15L is actually on the lower side for Prestige considering it's Basaveshwaranagar.
